This Privacy Policy describes how Pane Technologies, Inc. (“MuniBot,” “we,” “us,” or “our”) collects, uses, and shares information when you use MuniBot.com (the “Site”). By using the Site, you agree to the practices described in this Privacy Policy. If you do not agree, please do not use the Site.

1. Information We Collect
1.1 Information You Provide
When you register, purchase a report, or contact us, we collect:
- Account information: your name and email address (collected via Clerk).
- Payment information: your payment card details are collected and processed directly by Stripe. MuniBot does not receive, store, or have access to your full card number, CVV, or other sensitive payment credentials.
- Property addresses: the addresses you submit for search or monitoring.
- Contact form submissions: if you contact our support team, we retain the content of that correspondence.
- “Notify me” requests: if you submit your email to be notified when an address becomes available, we store your email address and the submitted property address.
1.2 Information We Collect Automatically
When you use the Site, we automatically collect:
- Log data: IP address, browser type and version, operating system, referring URL, pages visited, timestamps, and session duration.
- Device information: device type, screen resolution, and browser language settings.
- Usage data: address searches performed, report tiers selected, funnel events (search, teaser view, purchase), and feature interactions.
- Cookies and similar technologies: see Section 6 (Cookies) below.
1.3 Information from Third-Party Services
If you register or sign in using Google SSO, we receive your name and email address from Google as part of the authentication process. We do not receive your Google password. The information we receive is governed by Google’s privacy policy and your account settings.
2. How We Use Your Information
We use the information we collect to:
- Create and manage your account.
- Process purchases and manage your purchased report history.
- Deliver reports and respond to your searches.
- Send transactional emails: purchase receipts, report delivery confirmations, and monitoring alerts.
- Send “notify me” notifications when a requested address becomes available in our database.
- Improve the Site: analyze usage patterns, diagnose technical problems, and develop new features.
- Comply with legal obligations and enforce our Terms of Service.
- Prevent fraud and protect the security of the Site and our users.
We do not use your personal information to make automated decisions that produce legal or similarly significant effects about you.
3. How We Share Your Information
We do not sell your personal information. We share your information only in the following circumstances:
3.1 Service Providers
We share information with trusted third-party vendors who help us operate the Site:
- Clerk (clerk.com): manages account creation, authentication, and session management.
- Stripe (stripe.com): processes payments. Stripe receives payment card information directly; we receive only a transaction confirmation and masked card details.
- Vercel (vercel.com): hosts the Site and delivers content globally.
- Analytics providers: we use Vercel Analytics and may use Google Analytics to understand aggregate Site usage. These providers may receive your IP address and usage data.
Each of these providers processes your data under their own terms and privacy policies, subject to data processing agreements with us where required by law.
3.2 Legal Requirements
We may disclose your information if required to do so by law, court order, or lawful government request, or if we believe disclosure is necessary to protect the rights, property, or safety of MuniBot, our users, or the public.
3.3 Business Transfers
If MuniBot is involved in a merger, acquisition, financing, or sale of assets, your information may be transferred to the successor entity. We will notify you via email or a prominent notice on the Site before your information becomes subject to a materially different privacy policy.
3.4 With Your Consent
We may share your information for other purposes with your explicit consent.
4. Data Retention
We retain your personal information for as long as your account is active or as needed to provide you with services. Specifically:
- Account information: retained while your account is active. If you close your account, we will delete or anonymize your personal information within 90 days, except as noted below.
- Purchased report records: we retain a record of your purchase (address, tier, date, transaction ID) for as long as required to support re-access to your reports and for legal and accounting purposes (typically 7 years).
- “Notify me” emails: retained until the notification is sent and for 90 days thereafter, or until you request deletion.
- Server logs: retained for up to 90 days for security and operational purposes.
We may retain anonymized or aggregated data indefinitely for product improvement and analytical purposes.
5. Your Rights and Choices
5.1 Access and Correction
You may review and update your account information at any time by logging into your account dashboard. If you need to correct information that you cannot update yourself, contact us at privacy@munibot.com.
5.2 Deletion
You may request deletion of your account and associated personal information by contacting privacy@munibot.com. We will process your request within 30 days, subject to the retention requirements described in Section 4.
5.3 Opt-Out of Marketing Emails
If we send you marketing or promotional emails (separate from transactional emails), each email will include an unsubscribe link. You may also opt out by contacting privacy@munibot.com. Note: you cannot opt out of transactional emails (receipts, monitoring alerts, report notifications) while your account is active, as these are necessary to provide the service.
5.4 Data Portability
You may request a copy of the personal information we hold about you by contacting privacy@munibot.com. We will provide the data in a structured, machine-readable format within 30 days.
6. Cookies and Tracking Technologies
MuniBot uses cookies and similar technologies to operate the Site and improve your experience. Specifically, we use:
- Strictly necessary cookies: required for the Site to function, including session management (via Clerk) and authentication. You cannot opt out of these cookies while using the Site.
- Analytics cookies: help us understand how users navigate the Site and which features are most used. You may opt out of analytics cookies by adjusting your browser settings or using a browser extension such as uBlock Origin or the Google Analytics Opt-Out Add-on.
We do not use cookies for targeted advertising. We do not share cookie data with advertising networks.
Most browsers allow you to manage your cookie preferences. Please note that disabling cookies may affect the functionality of the Site, including your ability to log in or purchase reports.
7. Security
We implement administrative, physical, and technical safeguards designed to protect your information from unauthorized access, use, or disclosure. Specific measures include:
- All data transmitted to and from the Site is encrypted via TLS/HTTPS.
- Authentication is managed by Clerk, which applies industry-standard security practices including hashed password storage and secure session management.
- Payment card data is handled entirely by Stripe and is not stored on MuniBot systems.
However, no security measure is perfect. We cannot guarantee that unauthorized third parties will never circumvent our security measures. By using the Site, you acknowledge that you provide your information at your own risk.
8. Children’s Privacy
MuniBot is not directed to children under 13. We do not knowingly collect personal information from children under 13. If you believe we have inadvertently collected information from a child under 13, please contact privacy@munibot.com and we will promptly delete the information.
9. Notice for California Residents (CCPA/CPRA)
If you are a California resident, the California Consumer Privacy Act (CCPA) and California Privacy Rights Act (CPRA) provide you with additional rights regarding your personal information.
9.1 Categories of Personal Information Collected
In the prior 12 months, we have collected the following categories of personal information: identifiers (name, email address, IP address); commercial information (purchase history, report records); internet or other electronic network activity (browsing data, search queries); and geolocation data (inferred from property addresses searched and IP address).
9.2 No Sale or Sharing of Personal Information
MuniBot does not sell your personal information, and we do not share your personal information with third parties for cross-context behavioral advertising purposes.
9.3 Your California Rights
Subject to applicable law, you have the right to: (a) know what personal information we have collected about you; (b) request deletion of your personal information; (c) correct inaccurate personal information; (d) opt out of any future sale or sharing of your personal information; and (e) not be discriminated against for exercising your rights. To exercise these rights, contact us at privacy@munibot.com. We will respond within 45 days.
10. Changes to This Privacy Policy
We may update this Privacy Policy from time to time. When we make material changes, we will update the effective date at the top of this page and notify you by email or by a prominent notice on the Site at least 14 days before the changes take effect. Your continued use of the Site after the effective date of the updated Privacy Policy constitutes your acceptance of the changes.
